TITLE:  Estimator

ADMINISTRATIVE RELATIONSHIPS:
Division:        Internal Operations

Department:        Purchasing

Reports to:        Estimating Manager

Supervises:        N/A

OBJECTIVE:  
To provide highly accurate quantity material takeoffs both by hand and computer aided in a timely manner. Supports both construction and purchasing personnel in all estimating activities.

DUTIES AND RESPONSIBILTIES:

Cost Establishment and Budgeting:
·        
Responsible for all new plan material quantity takeoffs for all houses.
·        
Monitors, verifies and updates all takeoff change information from the field.
·        
Provide liaison between field and Purchasing to facilitate communication on takeoffs.
·        
Review and research major takeoff variations, extras, and budget to actual comparisons to determine resolutions, corrections, and improve the takeoff process.
·        
Maintain current and accurate option takeoffs.

Expediting:
·        
Review weekly SOPO activity for takeoff related issues.
·        
Provide timely accurate material takeoffs for new plan, revisions, takeoff changes, etc.
·        
Provide job specific takeoffs to expedite house starts.

Value Engineering:
·        
Work closely with field to resolve estimating problems on all new plans, paying close attention to prototypes.
·        
Provide a liaison between field and design team (including VP of Purchasing) to facilitate communication on structural and estimating problems and resolutions.

Field Relations:
·        
Ensure regular interaction with the field (including Construction Manager meetings) to exchange ideas, problem solve, etc.
·        
Assist and support field with specific construction needs including familiarity with building codes and officials, providing training for builders as needed and providing appropriate construction standards and details.

RESULTS EXPECTED:
·        
Highly accurate material takeoffs for the entire house.
·        
Continual improvement in estimating practices.
·        
Good working relationship with the field.
·        
Accurate estimates that reflect reality and are validated.
·        
Well-informed senior management concerning costs, takeoff issues, etc.

SUPPLIERS:
·        
Architectural Services will provide accurate plans, notification of plan changes, and customized plans for specials.
·        
Field Project Managers and Construction Managers will provide appropriate takeoff changes, and feedback on plan material accuracy.
·        
Senior management will provide specific feedback on department performance, training and tools to accomplish the department’s objectives, and information on the company’s direction.

CUSTOMERS:
·        
Field Project Managers and Construction Managers will receive accurate material takeoffs in a timely manner.
·        
Purchasing staff will receive clear direction including departmental direction, and feedback on individual performance as well as tools and training to accomplish their objectives.

MINIMUM QUALIFICATIONS:
·        
Bachelor degree preferred with concentration in Construction Management or Business.
·        
2-3 years of estimating experience required.  
·        
Computer proficient.  “Brix” software knowledge preferred. “Buzzsaw” experience preferred.  
·        
Capable of estimating by hand and with an Auto Cad aided estimating system (Timberline).
·        
Ability to analyze numbers and information and produce clear, communicative reports.
